What You Will Be Doing (Daily Responsibilities)
- Drive Commercial Market Development: Build long-term relationships with top General Contractors, property developers, and facility directors to secure new construction and high-margin service contracts.
- Perform Precision Mechanical Estimating: Accurately estimate equipment, labor, material, and vendor costs for commercial HVAC and piping projects using specialized estimating software.
- Lead Design/Build Solutions: Translate client operational requirements into high-margin design/build mechanical proposals in collaboration with internal engineering teams.
- Assemble & Submit Winning Bids: Solicit competitive vendor/subcontractor quotes and assemble clear, winning bid packages for commercial clients.
- Pre-Construction Alignment: Participate in pre-bid walkthroughs, alignment meetings, and project handoff reviews to transition awarded work smoothly to field superintendents.
- Manage Account Portfolios: Maintain and expand relationships with established commercial accounts to secure recurring maintenance and equipment retrofit contracts.
What We Are Looking For (Requirements & Qualifications)
- Commercial Mechanical Depth: 5+ years of dedicated commercial HVAC or mechanical contracting experience, including estimating, engineering, or technical equipment sales.
- Mechanical Systems Literacy: Solid foundational knowledge of commercial HVAC systems, ductwork/piping design, airflow dynamics, and Wisconsin building codes.
- Commercial Track Record: Proven background developing trust and closing business with General Contractors, engineering consultants, and commercial facility owners.
- High Autonomy & Drive: Self-motivated professional capable of managing multiple high-stakes commercial bids simultaneously without micromanagement.
- Location & Licensing: U.S. Citizenship or Green Card holder residing within a 45-minute daily commuting radius of Greater Madison, WI, with a valid driver's license for local site travel.
Preferred Technical Assets (Bonus Skills)
- Estimating Software Experience: Prior hands-on experience with QuoteSoft, FastPIPE, FastDUCT, Trimble, or similar professional mechanical estimating platforms.
- Design/Build Engineering Background: Familiarity reading architectural plans, MEP submittals, and engineering schematics.
- Local Market Network: Established relationships with general contractors, commercial developers, and property managers in Dane County and Southern Wisconsin.
